Memorial Day Weekend and Quality Care/Customer Service and Pool Updates.

The Holiday weekend is upon us and on behalf of our entire staff and management team, please accept my sincerest apologies for the delay in getting this information out to you:

POOL: Although the Pool and Pavillion are nearing completion, regretfully we are not legally allowed to use that area until we completed the Texas Department of Licensing and Regulation (TDLR) Commercial Facility requirements to pass the inspection.

We have been in constant contact with our pool contractor, and at this point, we are mobilizing our own builder contacts to expedite the remaining items and back charging as necessary so we can release the pool and pavilion. We are hopeful that our plan to complete will be as follows:

The vent hood and required hood venting and parking lot light post covers are to be installed by next Thursday. Pickleball fencing by next Wednesday along with some additional punch list items. If all goes as planned we can open the pool the weekend of June 9th. We have a pool staff in place and we are hopeful the remaining furniture will arrive from Tucci in time for the opening although that will not prevent us from being able to use the facility.

POOL LANDSCAPING: This area is still under “active construction status” which means all plantings are under warranty and not officially turned over to us while the sprinklers are adjusted and the dead plantings are replaced. Since this area is still under construction, once we complete our punch list with the Landscape Contractor it will fall under our dedicated pool staff to monitor and maintain. Until that time we may continue to experience gaps in the plantings or dead shrubbery the Contractor will replace so please allow us the time to transition this over.

SEAWALL: Regretfully, the drought conditions and 7-inch rain last August were too much for sections of our seawall to maintain integrity. As other communities experienced similar failures, the 3 to 4 qualified contractors on Cedar Creek Lake who can properly address this have been up to a year behind on scheduling repairs. Our current contractor is about to complete the remaining marina wall with our electrical contractor by the end of next week since we have to temporarily cut power to that jetty and Beacon light and we want to minimize downtime. Once this section of the seawall is repaired he will move along the waterfront starting with Lot 19 and begin replacing or repairing as needed.

The lead times on sheet metal pilings for the wall are also in high demand so this project could take upwards of a year to complete although we will address the collapsed sections first. We are estimating that this repair will fall into the $2 million dollar plus range so we will fund it and respond accordingly.

The new wall replacement will also have a concrete top to help prevent water intrusion in the event of another severe drought that caused this catastrophic failure that we are well aware of. We have enough drone footage, camera still photos, and contractor notes regarding the wall condition so we can assure you, we know what we need to fix and replace it however we appreciate your new photos and comments.

LANDSCAPING and MAINTENANCE REQUESTS: We are addressing the recent reports through the portal and are bringing in outside contractors as we speak to continue to improve and maintain what we have. Right now if we keep sending those photos and requests through the portal, we will get these out to both internal and external teams. I will also start posting completion indicators once we verify the work is done and up to standard. We are also looking at Click-Fix and 4 other easier phone apps for our residents to expedite service requests and we will announce these options in the near future to also help expedite your requests.

CONSTRUCTION TRAFFIC: We have almost half of the lots now closed and under contract. We will be advancing our notifications keeping everyone informed once building permits are issued. We have over 33 homesites that have closed and are beginning to work with architects and builders and eventually start construction. We anticipate 6 to 9 new home starts within the next 6 months at various locations throughout the community.

As with all active construction sites, we anticipate increased truck and vehicle traffic to impact the community in the next several months. This could mean we will have an increase in the common area, entry gate, and roadway concerns caused by a myriad of inbound and exiting vehicles so we will continue to address these issues as they are reported and work with these builders to treat the Community with more care as opposed to conventional new home construction sites.

EVENTS: We look forward to an active event season with many themes for boating, beach, pickleball, and pool so please keep an eye out on the calendar.
