Security Gates-

We have addressed the Rear Gate Intermittent Code Entry problem this morning with our Gate repair folks at Net Gate Services. We apologize for any inconvenience this may have caused however our Keypad Battery Voltage System needed to be updated to accommodate the increased usage by both our residents and contractors. Net Gate has increased the voltage and added a longer-life battery backup for the keypad to prevent any more issues with gate codes.

Dredging Update-

For those of us who reside on the property, you may have seen our Dredging Contractor hard at work removing yards of material, so far (10,000) yards to be exact, and placing it at the temporary hold location. Once the material is dry enough to move, we plan on relocating the material to a select location that will be available (as fill) if needed in the future. Most of the material from the dredge from 2 years ago was used at our beach area for grading purposes so the Community will have access for future use.

We received authorization to extend the dredging for another week which will also include removing the material that is on the lake bed, in case anyone was concerned.

I know we all look forward to a return to normal boating conditions, so with some assistance from Mother Nature, let the rains return.

Landscape Maintenance-

Our new landscaping Contractor has completed the first phase of the replacement plantings at both the Main Gate, Rear Gate, and Beacon Hill Road. This also includes replacing all the mulch with landscape stone as needed.

We have upgraded our Common Area sprinkler heads as well as the Common Area pump system to help keep up with the new demand. The landscape foliage will be replaced as needed so we look forward to your comments or concerns about any site-specific areas we may have overlooked.

The landscape contractor has also looked at the areas along the roadways near the curb lines where the grass has died and caused some deep gaps against the actual curbs. Our plan is to fill these gaps and replace them with sod once our Fall rains return.

Seawall Repairs-

Once our Seawall Contractors can approach these areas by barge to properly realign the failed sections, (as safe boating conditions return), we will resume repair operations. We have identified the problem areas and look forward to resuming these repairs.

Aquatic Center-

The plumbing work has passed inspection as well as the first phase of the foundation for the Pavillion so we anticipate the foundation being poured later this week and framing to begin the first week of November. More updates to follow.

A special thank you to those of you who have been using the new Homeowner Service Portal to report any site issues that need to be brought to our attention. We look forward to your comments so we can continue to improve our POA communication processes and response times.
